First, the truth about 'best'
DSCR lenders don't compete on one axis. They differ on the minimum ratio they'll accept, how they count Airbnb income, what prepayment structures they offer, how they treat LLCs and foreign nationals, their reserve rules, and their appetite for condos, 2–4 units, and small loans. That means "best" is a property of your scenario, not of any lender. The right question isn't "who's best" — it's "who's best at deals shaped like mine."
The names you'll run into
These are the visible national brands in DSCR lending and what each is publicly known for — not a ranking, and not an endorsement:

Here's what the lists never mention: a large share of DSCR lending never touches a consumer brand at all.Wholesale lenders — shops that work only through brokers and don't advertise to the public — fund an enormous slice of this market, and their programs are often where the sharpest fit lives for scenarios with a wrinkle. You can't Google your way to them; they're reached through the broker channel.
The seven questions that actually separate lenders
- What's the real DSCR floor? 1.0 standard, but sub-1.0 tiers (0.75–0.80) and No-Ratio programs exist — the difference decides marginal deals.
- How is STR income counted? ~75% of documented revenue is common; some want 12-month history; some won't touch it.
- What prepay structures are offered? 1–5 year penalties, stepdowns, buyouts — the most under-compared term in the industry.
- Interest-only available? And is the ratio measured against the IO payment (it often is — which helps tight deals)?
- Entity and citizenship policy? LLC handling is near-universal; foreign national and ITIN programs are not.
- Reserves and minimum loan size? 3–12 months by loan size; minimums around $100–150K screen out cheap-market deals.
- Condo appetite? Warrantable vs non-warrantable vs condotel is three different answers.

Who is the best DSCR lender?
Honest answer: there isn't one — there's a best lender for your scenario. A 1.30-ratio long-term rental in an LLC, a 0.90-ratio Airbnb, and a foreign national buying a condo each have a different 'best,' because programs differ on exactly those dimensions. Anyone who names one universal winner is selling you their own program.
What separates DSCR lenders from each other?
Seven things do most of the separating: the minimum DSCR (and whether sub-1.0 or No-Ratio tiers exist), how short-term rental income is counted, prepayment penalty structures and buyout options, entity and foreign-national policies, reserve requirements, minimum loan amounts, and how they handle condos and 2-4 units. Rates matter too — but the program that says yes to your scenario matters first.
Should I go directly to a DSCR lender or through a broker?
Applying directly gets you that one lender's menu. A broker channel shops many lenders at once — including wholesale-only shops that don't advertise to the public — and gets paid to find the fit rather than to defend one menu. For plain-vanilla scenarios the difference is small; for anything with a wrinkle (sub-1.0 ratio, STR income, entity questions, unusual property), the multi-lender route usually finds a better answer.
How do I compare DSCR loan offers?
Compare the whole structure, not just the rate: the prepayment penalty (length, structure, buyout cost), whether the payment is interest-only or amortizing, points charged, how rent was counted, and the LTV you're actually getting. A quarter-point-lower rate with a five-year prepay can cost far more than it saves if you refinance in year two.
